Position Purpose

The Project Manager, Architectural Services directs the design, permitting and construction of small- and medium-scale campus renovation and relocation projects. The position requires extensive knowledge of architectural design, building construction and professional practice, as the design work is often self-performed. The position also requires the facilitation of projects through all phases planning, design, permitting and construction. The Project Manager, Architectural Services should possess strong interpersonal skills as the position is typically the liaison between Planning, Design & Construction and numerous client or user groups across the campus.

Dartmouth’s Campus Services Division is responsible for planning, design, construction and operation of Dartmouth’s buildings, campus landscape and infrastructure. Dartmouth’s facilities include over 5 million square feet of space in 165 buildings. These facilities serve over 5,600 students and 5,000 faculty and staff in a variety of academic, research, administrative, athletic, and residential spaces.

Skills & Knowledge

Excellent interpersonal skills with the ability to interact with diverse College constituencies.

Strong verbal and written communication skills and presentation skills.

Knowledge of current fire codes, life safety codes, handicap accessibility and energy codes.

Proficiency with computer assisted drafting and design (CADD) systems.

Knowledge of OSHA construction safety standards and regulations.

Ability to develop and maintain project budgets, cash flow projections and schedules.

Demonstrated commitment to sustainability.

Minimum Experience

Minimum of 3 years experience in planning, designing and/or managing the construction of renovation and new construction projects.

Familiarity with a broad variety of buildings systems, including mechanical and electrical, AV, IT, security, controls, and others.

Familiarity with high performance building methodologies.

Minimum Education

Bachelors or Associates Degree in Architecture, Architectural Design, Building Technology, Engineering or the equivalent combination of education and experience.

Design
Liaises with various campus user groups to identify space needs and propose conceptual solutions.

Develops plans for renovations and/or new construction, including the coordination of engineering and other consultants.

Reviews plans for compliance with federal, state and local codes and ordinances, including building codes, accessibility codes and others as required for the project.

Develops cost estimates, project schedules and phasing plans as required.

Coordinates design and construction agreements and contracts, in association with senior colleagues.

Provides senior administration with summary data that sufficiently enables and supports the project approval process.

Coordinates design performance standards in accordance with other College entities, including operations, maintenance, custodial, IT, AV and other divisions.

Performs or coordinates specialty design functions such as interiors, signage, acoustical, lighting, etc.

Coordinates value engineering and cost-reduction exercises as required to provide best value to the College or to meet stated budget limitations.

Coordinates the permitting of projects with Town Zoning, Planning and Building officials.

Construction
Manages the bidding and procurement of construction and equipment, including furnishings, AV packages and other specialty components.

Coordinates with other College groups on the abatement of hazardous materials.

Manages the review and approval of product and system submittals.

Supervises the contractor as required by the complexity of the project and the sensitivity of the user group, their neighbors, the Town or other groups as may be appropriate.

Oversees and enables the resolution of design and construction issues that arise during the construction phase of a project.

Observes tests required by the contract documents and coordinates testing activities by agents retained by the College. Observes and reviews the contractor’s record drawings and reports any apparent failure by the contractor to maintain records.

Monitors, systematizes and reports on Change Proposals and Change Orders and monitors impact on project schedule and budget.

Performs and coordinates punchlist and close-out activities in an expeditious manner.

Throughout all phases of the project, performs monthly financial reporting and cash flow projections as well as on-demand financial accounting and management so that invoices are processed in a timely fashion and project budgets are maintained.
